01 · Follow the builder, not the homeowner
The homeowner decides they want a pool; the builder decides who builds it. A custom-home builder with eight permits a year in West Vancouver or South Surrey is placing six to eight pool contracts a year, and they'd rather have one company they trust than a tender each time. PermitRadius shows you every builder pulling permits inside your radius, how many they've pulled this year, and every site they're on.
02 · The permits that say pool
When a new-house permit's description mentions a swimming pool, the app tags it Pool the day the city publishes it. That's a builder who has already committed to a pool on the drawings — the best possible moment to be the company that prices it. You can filter the weekly list to those permits, watch for them, or keep the wider list of $1.5M+ new houses that haven't decided yet.
03 · Pool-only permits: someone else's job, your neighbours
Permits where the pool is the whole job (Surrey publishes these as their own type) are usually already contracted. They're still worth knowing: they mark the streets where pools are going in, and a sign on a neighbouring lawn does a lot of the selling for you.

04 · Timing: today's house permit is next summer's pool
A house permit is issued before the foundation. Excavation for a pool happens with the house's own site work or right after occupancy. Quote the builder in the first weeks after the permit lands and your number is on their desk when the decision gets made, six to twelve months before the water goes in.
05 · The pipeline, in the app
Mark a lead contacted, quoted or won; set a follow-up date and it pins to the top of your list when it's due; keep notes on every site. Reports shows quotes out, jobs won and your close rate. Export any list to CSV. Nothing is sold to another pool builder — the permit is public, the timing is yours.
