01 · Sell the cut-out, not the tub

The cheapest hot tub install is the one designed in: a pad, a 50-amp run and access planned while the deck is framing. Deck and patio permits are tagged the day they're published; call the builder that week and the cut-out costs almost nothing. After the boards are on, it's a crane.

02 · Pool owners buy spas

Pool permits are kept in the hot-tub filter because pool owners add a spa more than anyone else — same yard, same season, same contractor. The Library keeps every pool and hot-tub permit on file, back to 2017 in Vancouver, grouped by neighbourhood.

03 · Move-in week

New houses over $1.2 million close eight to fourteen months after the permit. Hot tubs top the move-in-year purchase list. The app shows you the permit date; time a mailer or a door-hang to occupancy and you're there before the showroom visit.
