02 · What the filter keeps
New houses (one or two doors and an opener), laneway and coach houses (a new door on the old garage site), duplexes, multiplexes and townhouses (several doors, one buyer), and renovations over $200,000, which replace the door more often than not. Permits that are only a garage or carport are tagged Garage the day they're published.

Occupancy is when the standard builder door gets swapped for the one the owner actually wanted. New-house permits close eight to fourteen months after issue; the Homes library also lists homes built in the last five years, which is the first-replacement and opener-upgrade list for your area.
05 · Working it
Statuses, notes and follow-ups on every lead, due dates pinned to the top, Reports for quotes and wins, CSV export, watch lists for garage and laneway permits. No homeowner details, ever — the site address, the permit and the builder company.
